Fire Risk Assessment

“you are required to have a “Suitable and Sufficient” fire risk assessment for your premises if you are”:

Responsible for a business premises
An employer or self-employed with business premises
Responsible for a part of a dwelling where that part is solely used for business
The responsible person for the communal areas of blocks of flats or offices.
A contractor with a degree of control over any premises
A manager or person responsible for an HMO
Providing accommodation for paying guests
A charity or voluntary organisation

Examples of such premises (vacant or occupied) that require a Fire Risk Assessment by law are, but not limited to:

Under the Regulatory Reform (Fire Safety) Order 2005, it is now compulsory for all businesses to conduct a ‘suitable and sufficient fire risk assessment’ of all premises and parts of premises under the control of the “responsible person”.


Previously issued Fire Certificates are no longer valid (except in certain high risk establishments) and are not accepted as proof of fire safety compliance, A Fire Risk Assessment has to be in place.
